Premium apartments
Family-sized units in buildings we would live in ourselves — road width, lift count, parking, generator load and neighbours all checked before we show you anything.
Tell us what you need →Dhaka · Gulshan · Banani · Baridhara · Bashundhara
We do not list everything. We curate a short shelf of premium apartments, commercial floors and land — each one with papers we have read line by line before it ever reaches you.
Every listing passes a 7-point due-diligence file — mutation, khatian, dag, CS/RS/BS trace, mortgage search, RAJUK approval, and a physical site walk.
What we handle
We work across four kinds of property. Live inventory is not published — it changes weekly and most of it is off-market, so we send the current shelf privately once we have your brief.

Tell us what you need →Open plates with a working lift lobby, certified fire exit and enough generator capacity to actually run a floor of people. Fit-out readiness assessed up front.
Tell us what you need →Where title work matters most. We trace the chain through CS/RS/BS, confirm mutation, and run a mortgage and encumbrance search before the plot is ever shortlisted.
Tell us what you need →Buying early is cheaper and riskier. We look at the developer’s completed track record and the payment schedule before we let a client commit to a building that does not exist yet.
Tell us what you need →Looking for something not on this shelf? We source off-market. Tell us the brief.
What we do
Shortlist, viewings, price negotiation, and a due-diligence file you can hand to your lawyer without embarrassment.
Positioning, photography, a qualified-buyer-only shortlist, and a closing timeline you can actually plan around.
Corporate lets, expat housing and commercial floors — with tenant vetting and a lease drafted to survive a dispute.
Where the next corridor is going, what the honest rental yield looks like, and when it is smarter to wait.
How it works
A 20-minute call: budget, location, timeline, and what the property must do for you.
Three to five options only. Each with papers, a price view, and what we do not like about it.
We walk the site with you, then run the 7-point legal file before any money moves.
Negotiation, deed, registration, mutation, utilities — handled through to the keys.
How we behave
“We tell you what is wrong with it.”
Every shortlist comes with the drawbacks written down — the road, the neighbours, the resale risk. You hear the bad news from us first, not from your lawyer.
“We are willing to say wait.”
If nothing on the market fits your brief at your budget, we say so and keep looking — rather than talk you into the closest thing we happen to have.
“One person, start to keys.”
The same point of contact through viewings, negotiation, deed, registration, mutation and utilities. You never have to re-explain your file.
Client references are shared on request, with their permission.
Questions
Our fee is agreed in writing before any work starts, and we tell you the number on the first call — never after you have fallen in love with a property.
Mutation certificate, khatian and dag verification, CS/RS/BS chain of title, mortgage and encumbrance search, RAJUK/authority approval, builder track record, and a physical site inspection note.
Yes. We do walkthrough videos on a live call, handle registration and mutation under a power of attorney, and send you the full due-diligence file before you commit anything.
Yes — corporate lets, expat housing and commercial floors, with tenant vetting on the landlord side and a lease drafted to survive a dispute.
It depends far more on paperwork than on price. The usual delays are an incomplete mutation, a missing link in the CS/RS/BS chain, or an undischarged mortgage — which is exactly why we check all three before you make an offer, not after.

Budget, location, timeline. We will come back within one working day with what is realistically available — including if the honest answer is “not right now”.
